Essential Job Functions: 1. Supervises mechanical personnel and work of outside subcontractors.

2. Schedules preventive maintenance for major building equipment.

3. Operates, repairs, troubleshoots, maintains and manages the computerized energy management system and associated subsystems.

4. Coordinates and supervises equipment repairs, made by outside vendors.

5.Completes weekly payroll, yearly performance appraisals and maintain vacation record-keeping.

6. Troubleshoots and performs preventive maintenance on hardware for the Energy Management System (EMS).

7. Troubleshoots and schedules field repairs for instrumentation associated with EMS.

8. Monitors operation, implements new ideas, and establishes trends towards Energy Management.

9. Reviews and updates alarm messages.

10. Develops and maintains safety and programs for HVAC personnel. Schedule and convene regular update meetings.

11. Reviews alarm printout for possible system malfunctions.

12. Responsible for maintaining adherence to customer quality requirements

13. Reviews contractors logs and spreadsheets for any equipment discrepancies, schedule repairs as needed.

14.Maintains and monitors all repairs and scheduled maintenance to all campus emergency generators.

15.Monitors and logs all fuel tanks, order fuel as needed.

16. Troubleshoots complex electrical and HVAC control systems.

17. Troubleshoots and repairs large HVAC units and chiller systems critical to the operation of the University

18. Performs other duties as assigned.


Specific Requirements:

1. Available on call 24/7 for University emergencies.

2. Participates in the on call rotation and dispatch appropriate personnel as necessary.

A supervisor may assign other duties to meet mission requirements of the University and cooperation of all personnel is expected to carry out the mission.
Marginal Job Functions:  
Required Knowledge, Skills, & Abilities: 1. Expertise in AC/DC Electronic Theory and Solid State Electronics, Digital Electronics Theory and Computer Operations and Theory.

2. Ability to maintain, calibrate and repair various parts of the system using equipment such as Digital Multi-meter, Analog Voltmeter, variable power supplies and Simpson Meter.

3. Familiarity with building systems in a facility of similar size and scope

4. Familiarity with Energy Management System and associated software programs.

5. Willingness and ability to go off site for in-depth training.

6. Willing to work rotational shift, if necessary, including days, evening, and nights as well as overtime, weekends, and holidays as required.

PHYSICAL REQUIREMENTS:

1. Must be able to lift, carry, push or pull a variety of tools, equipment and materials.

2. Must be able to safely lift 85 lbs.

3. Must be able to climb, balance, stoop, kneel and crouch to gain access to pipes, wiring and equipment.

4. Handles a variety of hand and power tools.

5. Near-visual acuity needed to read equipment diagrams and inspect parts.

6. Depth perception, field of vision and color vision needed in fitting and installing parts.

7. Exposed to wet and very hot conditions.

8. Exposed to noise and vibration from operating machinery.

9. Must be able to lift any trade tools, material and equipment.

10. Must be able to reach overhead.

11. May be required to work in confined areas to access equipment.
Job Requirements:  
Required Certifications/Licensures: 1. EPA Certified.

2. Have and maintain a valid Florida Driver license with no more than 3 points.

3. Journeyman card
Required Education: High School Diploma or Equivalent
Major (if required):  
Required Experience: 1. Five years experience within the past ten years directing personnel responsible for accomplishment of mechanical maintenance.

2. Seven years experience performing commercial maintenance and/or installation of HVAC equipment.
Preferred Qualifications: 1. Associates Degree.
